Before you buy

The best purchase still makes sense after the excitement wears off.

Smart buyers look beyond the asking price. Here's how we vet every commercial opportunity with you before you commit.

  1. Define the strategy

Income, owner-user, value-add or development? We start with your goals, budget, timeline and how you'll measure success, then target the right properties.

  2. Underwrite the income

We review leases and amendments, the rent roll, operating statements, taxes, insurance and service contracts to build a realistic NOI, not the most optimistic one.

  3. Confirm zoning & use

Permitted by right, conditional, variance or prohibited? We verify the zoning along with parking, signage, setbacks, loading and occupancy before you fall in love with a building.

  4. Inspect condition & environmental

Roof, mechanicals, structure, code items, deferred maintenance and environmental history. We find what could change the deal while it can still be negotiated.

  5. Title, survey & access

Easements, encroachments, right-of-way and site limitations, reviewed alongside your attorney and title company.

  6. Financing & exit

We look at the deal the way a lender will: debt coverage, cash flow and market demand. Then we test the exit before you buy, so you know how to get out as well as in.

The questions that matter

Kate helps you answer every one.

Commercial property can't be judged on looks or location alone. These are the questions we work through with you before you sign.

  1. What is the property truly worth?
  2. What income can it reasonably generate?
  3. Are the current rents above or below market?
  4. Is the projected net operating income realistic?
  5. What improvements could increase value?
  6. How will lenders evaluate the opportunity?
  7. Is the highest and best use different from the current use?

Confidential consultation

Let's look at the numbers together.

Buying, selling, leasing or developing, start with a conversation. Bring a property, a portfolio or just a goal, and we'll help you see the opportunity and the risks clearly.
